(PM) Remote POPs

We recently exhausted our telco services at our current location and are
setting up a remote POP colocated at a customers location. It is a great
deal since we are colocating our dialup gear rent free.. However I am
curious how others handle legal issues, i.e. insurance,
contracts/agreements for the colo, and theft, fire.. or liabilities we
could possibly incur if our equipment starts a fire or something else
catastrophic happens.
